A storage tank in an attic is silent. It sits on a platform, it heats water slowly with a burner that is either on or off, and it produces nothing anyone below can hear. A tankless unit is a fan-assisted appliance mounted on a surface, and it makes noise in two different ways, only one of which is obvious.
The obvious one is airborne. The combustion fan runs while the unit fires and it modulates with demand, so what people hear is a fan note that rises and falls. In an attic above insulation, most of that is absorbed. The less obvious one is structure-borne. If the unit is bolted directly to a stud wall or to framing that is continuous with the ceiling below, fan vibration transmits into the structure and re-radiates from the ceiling surface into the bedroom. The sound is quieter but far more intrusive, because it arrives as a low hum in a quiet room at six in the morning rather than as a fan noise in an attic nobody is in.
- Mount to framing that is not directly continuous with the ceiling plane of an occupied room where the layout allows a choice
- Use the manufacturer's mounting bracket rather than improvising, since the bracket geometry is part of how the appliance is intended to be supported
- Where the only available wall is over a bedroom, an isolating pad between bracket and framing costs almost nothing and interrupts the transmission path
- Support the vent pipe independently, because an unsupported vent hanging off the appliance transmits both weight and vibration into it
- Strap water lines properly, since a thermal expansion tick or a water hammer in an attic line is louder in the room below than in the attic
- Leave the pan clear of the appliance body, because a pan touching a vibrating unit becomes a drum
The other reason mounting matters is the one an inspector cares about: the unit has to be accessible and serviceable in place. A tankless unit tucked into a corner of a platform where the front cover cannot come off, or where the isolation valves are unreachable behind a truss, has been installed rather than installed correctly. The test is simple and worth applying yourself at the end of the job. Climb up, look at it, and ask whether a person could work on the front of that appliance for an hour. If the answer is no, the annual descaling that Frisco's water hardness makes necessary is not going to happen, and everything that follows from that will happen instead.
