Tankless maintenance is not the same thing as a descaling flush, though the flush is part of it. Descaling addresses one failure mechanism: mineral buildup inside the exchanger. A proper annual service addresses everything else that quietly degrades over a year of firing a 199,000 BTU burner a few thousand times, including the parts that cause nuisance lockouts long before the exchanger is in trouble.
Frisco's water is the reason this service exists on an annual cadence rather than the two or three year interval you might get away with in a soft-water region. At roughly 8-11 grains per gallon, dissolved calcium and magnesium precipitate onto the hottest surface in the system the moment water crosses about 140 degrees F. A film only a sixteenth of an inch thick measurably reduces heat transfer, which forces the burner to run longer and hotter for the same outlet temperature. That is how scale converts itself into an overheat code and, eventually, into a thinned exchanger wall.
The parts nobody thinks about matter just as much. The inlet filter screen catches grit from municipal main work and from the galvanized or PEX distribution in older Frisco housing stock, and a partly blocked screen looks exactly like a failing flow sensor. Flame rods develop an oxide film that drops the microamp signal below the control board's threshold. Condensate neutralizer media gets consumed and stops raising pH. Outdoor units along the Preston Road and Dallas North Tollway corridors collect dust, insects and spider webbing in the air intake. None of that is dramatic. All of it ends in a service call you did not need.
There is also a paperwork reason. Most manufacturers condition the 10-15 year heat exchanger warranty on documented annual maintenance in hard-water areas. When an exchanger claim gets denied, the reason is almost always that nobody can produce a service history. We leave a written record of what was done, what was measured and what was replaced, specifically so that document exists if you ever need it.
