Frisco is an unusual market for water heater work because the housing stock is young and remarkably consistent. The city went from under 34,000 residents in 2000 to more than 200,000 by 2020, and the vast majority of homes here were framed during that run. That means a predictable starting point: an atmospheric 40 or 50 gallon gas tank, a half-inch gas branch sized for its 40,000 BTU burner, a galvanized B-vent, and a location that is either an attic platform or a garage wall.
That consistency is useful, because it tells us exactly where the friction will be. A whole-house tankless unit draws up to 199,000 BTU. That is roughly five times the gas demand of the tank it replaces, on a pipe that was never sized for it. The vent is the second problem: an atmospheric flue cannot serve a fan-assisted or sealed-combustion appliance, so the flue path changes on essentially every conversion. Anybody quoting a residential tankless install without measuring the gas branch and walking the vent path is quoting a number they will have to revise.
Sizing is the part homeowners feel. North Texas groundwater arrives at roughly 50 to 55 degrees F in January, so a comfortable 105 degree shower needs about a 55 degree rise. Manufacturer charts put a 199,000 BTU condensing unit near 6.9 gallons per minute at that rise; we design to roughly 5.5 to 6.0 GPM of genuinely usable flow, because setpoint, pressure loss and aerator behavior all eat into the chart number. Two showers at once, comfortably. Not two showers plus a roman tub filler.
Placement matters more in a slab-on-grade market than most people expect. Frisco homes have no basements, so the old tank is almost always overhead. Moving the appliance from an attic platform to a garage wall during the conversion is often the single best thing we do on the job: it removes a water appliance from above finished ceilings and it puts the unit somewhere you can actually service it.
