Thermal expansion, water pressure and the closed system nobody mentions

Most Frisco homes are on a closed water system, whether or not the owner knows it. Choosing a setpoint, and why 140F is not automatically safer

A storage tank has one temperature and a large reservoir of it. A tankless unit lets you dial in whatever you want, usually in one degree steps, which turns a setting nobody thought about into a decision you have to make. It is worth making it deliberately, because the two failure modes pull in opposite directions.

Scald risk is the reason to go low. The published exposure figures are stark: water at 120F takes around five minutes to cause a full-thickness burn on adult skin, 133F takes about fifteen seconds, and 140F takes roughly five. Children and older adults burn faster than that. A 120F setpoint gives a household a genuine margin of error at every tap in the house without anybody having to think about it.

The reason to go higher is capacity, not hygiene, and this is where the arithmetic gets counter-intuitive. Output is governed by rise, so a unit set to 140F at a 55F winter inlet is working across an 85 degree rise and delivering proportionally less flow. But you then blend that hotter water with more cold at the fixture to reach the same 105F shower, so the effective volume of usable water goes up. Running hot and blending down is how you get more shower out of the same appliance. It only works safely if the blending is done by a valve rather than by the person in the bath.

What we will not do is set a unit to 140F and leave the house unprotected because it made a capacity number look better on paper.

Living with it: the first month, and what actually changes

A tankless unit behaves differently from a tank in ways that have nothing to do with whether it was installed correctly. Knowing which oddities are normal saves a service call, and knowing which are not saves a heat exchanger.

The first is minimum activation flow. A gas tankless unit needs somewhere around 0.4 to 0.5 gallons per minute passing through it before the flow sensor triggers the burner. Crack a tap open a quarter turn to rinse a cup and you may be below that threshold, and you will get cold water indefinitely because nothing has told the unit to fire. This is not a fault. It is a design characteristic, and the fix is simply to open the tap properly.

The second is that mixing at the tap now changes the appliance's behaviour, not just the water. On a tank system, turning the shower handle towards cold reduces how much hot water you draw. On a tankless system it can drop total flow through the unit near the activation threshold, causing the burner to cycle. Households that used to run the shower half-hot on the handle usually end up setting the unit lower and running the handle nearer full hot, which is both more comfortable and easier on the equipment.

Three conditions recur across the major manufacturers. The unit must be installed by a licensed professional to the installation manual. The warranty must be registered, usually within a defined window after installation.
